1. Who sells and what these terms cover
Direct reservations of accommodation and guest services made on this website are sold by My Habitual SL, tax ID B67062141, Carrer de Mallorca 37, 08380 Malgrat de Mar, Barcelona, Spain, which operates Mallorca Boutique Hotel. These terms complement the Booking and accommodation conditions and the Cancellation, no-show and refunds document, which stay in force. If something differs for a specific booking, the offer and confirmation you accepted prevail. SMARTEDTECH SL owns the website platform and acts as a technical processor where instructed; it is not the seller. Bookings made through an agency or online travel agency follow that channel's own confirmation as well.
2. Prices, taxes and what you pay
Prices are shown in euros on the booking pages and again at the final step before payment. The final price shows the room or home, the nights, IVA, the tourist tax where it applies, for a holiday home its cleaning fee, and each extra you separately choose, and the total you will pay. The price shown for your dates, occupancy and rate is the price of your booking; later price changes on the website do not change a booking you have confirmed. A discount or advance-payment code applies only if it is accepted and reflected in the final price. Extras are not preselected.
3. How the contract is formed
An availability search, an enquiry or a reservation request is not an order and does not by itself confirm a contract. Before you commit you can review and correct your details. The final button names the amount you are paying. The contract is formed as stated in the offer and is confirmed by the hotel once its stated requirements, such as payment, are met. You then receive a confirmation by email that names the hotel, the dates, the occupancy, the price and the accepted conditions, which you can keep.
4. Payment
Online payment is processed by Stripe; the hotel does not see or store your full card number. The payment methods offered are those shown at the payment step. Payment at the hotel or by bank transfer applies only where the offer expressly says so. The amount due and when it is due, whether the full stay or a deposit, are stated in the offer before you pay, and any deposit or pre-authorisation is disclosed with its amount, purpose and release. A payment return page does not by itself confirm a booking; the confirmation comes from the payment provider and from the hotel's booking confirmation. A duplicate or incorrect charge is investigated and corrected without a fee.
5. The stay, changes and cancellation
Changes, cancellation, no-show and early departure follow the rate you accepted, as stated in your offer and confirmation and explained in the Cancellation, no-show and refunds document. Changing dates, occupancy or services requires availability and your agreement, and its price and cancellation effects are explained first. If the hotel cannot provide the contracted accommodation, it informs you and provides the remedies and refunds required by law.
6. Withdrawal and refunds
Accommodation booked for a specific date or period is excluded from the 14-day withdrawal right for distance contracts; the Withdrawal and cancellation page explains this and what applies instead. A refund that is due, under your rate or under the law, is returned through the original payment method without undue delay and without a fee for exercising a right. No general term makes every payment non-refundable.
7. Complaints, liability and law
Send your booking reference and your question or complaint to mallorcaboutiquehotel@vilador.es or call +34 660 10 26 74; do not send full card details. Official complaint forms are available on request. Nothing in these terms excludes liability that cannot be excluded by law, including for fraud, deliberate wrongdoing, injury or statutory data rights. Spanish law applies subject to mandatory law. Consumers keep the protections and the courts that mandatory law gives them, including those of their place of habitual residence where applicable. No mandatory remedy and no access to a regulator is waived.
